When to come. The season runs November through April. January to March is peak — the best homes book months ahead, and monthly rates price accordingly. November, early December and April are the value shoulders: same weather story, softer pricing.
Where to base yourself
Wesley Chapel is the suburban sweet spot: newer homes, The Shops at Wiregrass, easy I-75 access, and a straight shot to Tampa's hospitals and downtown. Dade City is small-town Florida — antique shops, rolling hills, Kumquat Festival in January — and our lakefront homes sit out that way. South Tampa puts you on Bayshore Boulevard near Hyde Park and SoHo dining. Spring Hill is the Gulf-side value play, minutes from Weeki Wachee's springs.
What a season costs
Monthly stays price per home and season, discounted well below the nightly total — and booking direct means no platform service fees on top. Every quote includes furnishings, utilities and Wi-Fi, so the number we give you is the number. Tell us your months early: the difference between booking October and booking January is real.
The practical list
Bring less than you think — the homes are furnished down to the kitchen gear. Forward mail to the house or a box at the local post office. If you're driving down, most homes have driveway or garage parking.
